About You
As Building Operator, you are responsible for performing building duties as directed by the Maintenance Supervisor and/or Property Manager. The primary objective is to ensure the buildings are managed and maintained in a safe and environmentally responsible manner to the highest level of operational efficiency.
In this role, you will…
- Monitor and Maintain Building Systems: Oversee equipment (boilers, A/C, fans, etc.), adjust digitally controlled systems, service equipment, and reset as needed. Monitor utility consumption (electricity, gas, water).
- Repairs and Maintenance: Perform plumbing repairs, address minor repairs (doors, locks, light bulbs), and ensure the general cleanliness of the property.
- Safety and Compliance: Check safety and fire equipment regularly and ensure building components are in good repair.
- Tenant and Contractor Management: Address tenant inquiries and requests, ensure sub-trades (elevator, A/C, cleaning, etc.) comply with contracts, and manage fire and safety procedures.
- Building Operations and Maintenance: Oversee building readiness for viewings, assist with budget pricing for contractors, review and inspect contract work, and stay informed about new technology to improve building operations.
- Administrative Duties: Handle purchasing and approval of goods and services, maintain property records (service calls, security, purchase orders, etc.), and participate in the company on-call rotation.
What you bring:
- A minimum Fireman Boiler Operator Certificate, ideally a 5th Class Power Engineer Certificate
- Understanding of HVAC systems, controls, electrical, plumbing, energy management systems and other building mechanical equipment
- Respond and effectively resolve issues as they arise, coordinating with contractors as required
- Nurture relationships with tenants and internal property management team through strong communication and a positive attitude
- Ability to establish and implement preventative maintenance schedules, operations logs and other required documentation
- Pride in service delivery and a professional approach
- Flexibility in work schedule - available for off-hours emergency response
- The ability to work directly with others, including sharing office space
- The ability and willingness to learn
