PROPERTY ADMINISTRATOR - SASKATOON, SK

CONFIDENTIAL SEARCH | FULL-TIME, PERMANENT | IN PERSON WITH LOCAL PROPERTY VISITS | $46,000-$58,000 PER YEAR

ABOUT THE OPPORTUNITY

This is a confidential search for an established residential property management company operating in Saskatoon. Employer details will be shared with selected candidates before an interview is scheduled.

We are hiring a Property Administrator who already knows the rhythm of residential leasing: answering a prospect quickly, running a complete application, preparing accurate lease documents, coordinating the move-in, and keeping residents and vendors informed after the keys are handed over. This is a practical, hands-on position for someone who can own a busy queue without letting the details or the human side of the work slip.

The role combines leasing, property administration, resident communication, and local field work. Some days are documentation-heavy. Others include showings, inspections, key handoffs, site visits, and vendor coordination across Saskatoon.

WHAT YOU WILL OWN

- Manage rental inquiries from first contact through showing, application, screening, approval, lease preparation, e-signature, and move-in.

- Coordinate and host property showings across Saskatoon, including occasional evening or weekend appointments when leasing demand requires it.

- Complete employment, reference, credit, and background checks consistently and document the outcome accurately.

- Prepare lease agreements, renewals, notices, move-in and move-out documents, inspection records, and routine resident correspondence.

- Maintain accurate tenant, lease, property, payment, deposit, and activity records in the company's property management systems.

- Respond to prospects and residents by phone, email, and text with speed, professionalism, and clear follow-through.

- Coordinate maintenance requests and turnover work with residents, contractors, cleaners, and internal team members until the issue is closed.

- Support rent and deposit processing, account follow-up, inspections, key control, and other day-to-day property administration.

WHAT SUCCESS LOOKS LIKE

Within your first 90 days, you can independently manage the Saskatoon leasing queue, keep every application and lease file current, communicate confidently with prospects and residents, and show reliable follow-through on open maintenance and turnover items. You know what needs attention without waiting to be chased.

WHAT WE ARE LOOKING FOR

Required

- At least two years of hands-on residential leasing, property administration, or closely related rental-housing experience.

- Direct experience with rental inquiries, showings, applications and screening, lease documentation, and move-in or move-out coordination.

- Strong written and verbal communication, including the judgment to de-escalate a difficult resident conversation and write a clear file note.

- A track record of managing multiple active tasks, deadlines, and follow-ups without losing accuracy.

- Comfort using property management software, a CRM or leasing queue, e-signature tools, email, calendars, and shared records every day.

- A valid Saskatchewan driver's licence and reliable transportation for Saskatoon property visits.

- Ability to work in person in Saskatoon and legal eligibility to work in Canada.

Preferred

- Experience with Yardi, MRI, Rent Manager, or a comparable residential property management platform.

- Experience processing rent payments, deposits, reconciliations, maintenance requests, inspections, or lease renewals.

- Current knowledge of Saskatoon's residential rental market.

- Office administration or business administration training.

COMPENSATION AND BENEFITS

- Salary of $46,000-$58,000 per year, based on relevant experience.

- Full-time, permanent employment, ordinarily 40 hours per week.

- Employee benefits after the applicable eligibility period.

- Three weeks of paid vacation annually.

- Mileage reimbursement for approved work-related travel during the workday.
