About You
As Residential Property Manager you are responsible for all aspects of managing a portfolio of residential rental properties on behalf of Colliers’ clients, including client relations, tenant management, financial performance and property operations. You will work closely with owners, tenants, contractors and internal teams to ensure the ongoing success of the portfolio.
In this role, you will…
- Proactively integrate insight gained from property performance with market factors to make recommendations on rental rates, incentives, improvements, etc.
- Oversee compliance with leases, ensure that actions taken are in compliance with Residential Tenancies Act and attend/support ORT hearings as required.
- Understand tenant preferences and remain apprised of changing expectations in the market.
- Lead preparation of property operating and capital budgets, submit for owner approval and execute through the year.
- Ensure revenue is collected; review accounts receivable and ensure team is taking proper actions to collect.
- Oversee payment of expenses, review and approve all invoices and payments.
- Review monthly financials statements, ensuring accuracy, clarity and transparency.
- Oversee general operations of property through coordination of contractors and caretakers.
- Ensure that building procedures are documented and that preventative maintenance plans are in place and being followed.
What you bring:
- Experience in management, administration, leasing or maintenance of residential properties.
- Licensed for Property Management by the Saskatchewan Real Estate Commission or willingness and ability to obtain.
- Bachelor of Commerce or equivalent degree would be an asset.
- Driver’s license or ability to obtain.
- Proficient with Microsoft Office suite, experience with Yardi would be an asset.
- Excellent communication, organizational and prioritization skills.
- Independent, self-starter and a team player.
- Able to work under pressure, deal with multiple deadlines, effectively handle stressful situations and work with minimal direction /supervision.
