Are you the kind of person who notices when something isn’t working properly—and knows how to fix it?

We are recruiting a Live-In Building Superintendent for a large multi-family residential property in Thompson, Manitoba.

This is a great opportunity for someone who is hands-on, dependable and resourceful and takes pride in keeping a property safe, clean and well maintained.

You might already be working as a Building Superintendent, Caretaker or Maintenance Technician—or your background may be in construction, renovations, facilities maintenance or the trades.

If you’re comfortable fixing things, dealing with people and taking ownership of a property, we’d like to hear from you.

What You’ll Do

As the on-site Building Superintendent, you’ll be the person residents and property management can count on to keep the building running smoothly.

Your responsibilities will include:

Completing regular building, common-area and property inspections
Handling minor repairs and general maintenance
Troubleshooting basic plumbing, electrical, heating and building issues
Identifying larger maintenance concerns and coordinating contractors when required
Keeping common areas, entrances and property areas clean, safe and well maintained
Assisting with seasonal property maintenance and snow-related requirements
Responding professionally to resident maintenance requests and concerns
Coordinating access to suites for repairs, inspections and contractor work
Conducting move-in, move-out and routine suite inspections
Coordinating and assisting with suite turnovers
Monitoring the property for safety, security and maintenance concerns
Responding appropriately to urgent building and maintenance situations
Maintaining accurate records of maintenance, inspections and completed work
Communicating regularly with property management

What We’re Looking For

We’re looking for someone who is practical, reliable and comfortable working independently.

Ideally, you bring:

Previous experience in building maintenance, property maintenance, construction, renovations, facilities or a similar hands-on role
Strong general repair and maintenance skills
Basic knowledge of plumbing, electrical, heating and residential building systems
Comfort using hand and power tools
Strong troubleshooting and problem-solving skills
Good communication and resident service skills
The ability to work independently and prioritize multiple responsibilities
Good judgment and a calm, professional approach when unexpected situations arise
The physical ability to perform regular building maintenance duties
A valid driver’s licence is preferred
The ability to successfully complete background and reference checks

You do not need to be a licensed tradesperson. What matters is that you understand buildings, are comfortable working with your hands and know when something can be handled yourself—and when a professional trade needs to be called.

Live-In Position

This is a full-time, permanent live-in position based in Thompson, Manitoba.

Because this is a live-in role, you’ll be an important on-site presence for the property. You’ll need to be approachable and responsive while maintaining appropriate professional boundaries with residents.
