PROFILE SUMMARY
Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Building Manager (Live-in Optional) to join our team.
The Building Manager is responsible for the overall operations, maintenance, financial administration, leasing, and resident relations for a 160-unit residential rental building located in Downtown Vancouver. This role ensures full compliance with the Residential Tenancy Act and company policies while maintaining high standards of customer service, building maintenance, safety, and financial accountability.
The successful candidate is hands-on, detail-oriented, highly organized, and capable of working independently while supporting the broader residential portfolio as required.
KEY ACCOUNTABILITIES
Operations & Legislative Compliance
- Enforce the provisions of the Residential Tenancy Act and ensure compliance with all applicable legislation and company policies.
- Issue breach letters, serve eviction notices, file for arbitration, and attend hearings as required.
- Prepare detailed incident reports related to accidents, injuries, property damage, altercations, or theft.
- Maintain strict confidentiality of resident and company information.
- Notify the Management Team in a timely manner regarding major repair needs or operational concerns. Financial Administration
- Collect, deposit, and accurately record all rents, arrears, and other receivables.
- Monitor and follow up on arrears in accordance with company policy and legislation.
- Maintain proper books, financial records, and documentation for the property as per accounting requirements.
- Ensure safe handling and deposit of all rent monies and other amounts receivable from residents. Leasing & Resident Relations
- Rent available suites by booking and conducting showings.
- Screen applications and properly complete tenancy agreements and related documentation.
- Facilitate credit and reference checks for prospective residents using Building Stack.
- Schedule and conduct move-in and move-out inspections.
- Respond to resident inquiries and service requests in a professional and timely manner.
- Organize elevator bookings and amenity room use, conducting inspections before and after bookings to ensure no damage has occurred.
- Program suite entry fobs/keys, manage enterphone systems, and maintain secure control of building access devices. Maintenance & Asset Management
- Oversee and manage all building maintenance requirements to the highest standards.
- Conduct regular building inspections and recommend preventative maintenance strategies.
- Manage HVAC, electrical, plumbing, mechanical, and structural systems.
- Supervise contractors and any on-site staff to ensure quality workmanship and timely completion of projects.
- Maintain detailed records of all maintenance and repairs performed.
- Prepare vacant suites for new residents by completing necessary repairs, upgrades, cleaning, and painting in a timely manner.
- Perform minor repairs as required, including plumbing, painting, general upkeep, and trash pick-up.
- Maintain inventory of supplies and tools. Safety & Emergency Preparedness
- Ensure the security and safety of residents, visitors, and staff.
- Oversee the Building Emergency Response Plan.
- Conduct monthly testing of emergency generators and fire alarm systems.
- Respond to after-hours emergencies and coordinate trades as necessary. Portfolio Support
- Provide vacation coverage or operational support to other buildings within the residential portfolio as required.
- Perform other duties and responsibilities as assigned.
QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
- Minimum of 2 years of residential property management experience (3–5 years preferred).
- Strong working knowledge of the Residential Tenancy Act.
- Experience using property management software; familiarity with Building Stack and or Yardi is an asset.
- Demonstrated experience managing maintenance operations within a residential building.
- Experience conducting minor repairs and general building maintenance.
- Strong financial administration and basic bookkeeping experience.
- Excellent customer service and interpersonal skills.
- Strong organizational, planning, and problem-solving abilities.
- High attention to detail.
- Ability to work independently and in a team environment where mutual support is essential.
- Ability to take initiative and remain flexible in a dynamic environment.
- Strong written and verbal communication skills in English.
- Ability to maintain a professional appearance.
- Ability to work a varied schedule, including evenings and weekends as required.
- Physically capable of performing building duties including painting, cleaning, bending, stooping, kneeling, pushing, pulling, and lifting up to 50 lbs.
EXPECTED COMPENSATION
- Annual Base Salary: The expected salary range for this role is $55,000 - $65,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
