Full job description

As a successful Co-operative Property Manager, you will work closely with the Board of Directors and members to ensure a high level of service and satisfaction. We ask that you bring to the table your unique skills and expertise in managing a townhouse complex. Excellent interpersonal, communication, and client services skills and the initiative to be proactive.

Our Property Managers have advanced skills in all Microsoft applications and are well versed in the property Management industry. The Property Manager is responsible for the overall financial and operational management of the Site according to the bylaws/rules, policies, and resolutions of the Co-op. The Property Manager is responsible for the overall direction and coordination of staff activities (Housing Administrators & Maintenance)

Liaison:

Attend monthly Board meetings, prepare management reports to the Board, and advise the Board on all aspects of the co-op operations.
Maintain the co-op corporate records.
File required reports and forms with government agencies.
Respond to member inquiries.

Finance:

Assist in the preparation of the annual budget and cash flow worksheets.
Provide monthly financial reports to the Board.
Act as a purchasing agent for the co-op, in accordance with the Spending Policy.
Liaise with the auditor and the bookkeeper to oversee preparations for the annual audit.
File budgets and audited financial statements to government agencies as required.
Oversee the collection of housing charges and arrears.
Calculate rent-geared-to-income (RGI) rents, in accordance with Housing guidelines.
Advise the Board of Directors on co-op financial management.

Building Management:

working with the Maintenance technician to ensure compliance and work orders are completed in a timely manner.
Supervise and arrange routine and emergency maintenance of the development, including mechanical/electrical systems and the grounds.
Receive work orders and authorize work to be done.
Advise Board of long-term maintenance needs.
Conduct unit inspections.

Resident Relations:

Advertise for and receive applications for vacant apartments.
Determine the eligibility of prospective applicants and allocate apartments, after consultation with the Board of Directors
Maintain waiting lists.
Process move-ins and move-outs.
Receive and follow up on member complaints.
Inform residents of policy changes and building information, as required.
Set up and maintain office and keep regular office hours.

Job Types: Full-time, Permanent

Pay: $50,000.00-$55,000.00 per year
