Titre du Poste: Gestionnaire Immobilier Senior – Portefeuille de 250 Unités

Nous recherchons un(e) Gestionnaire Immobilier expérimenté(e) et hautement organisé(e) pour prendre la responsabilité complète d'un portefeuille de 250 unités résidentielles dans la région de Montréal. Le candidat retenu fera preuve d'un leadership fort et d'une autonomie totale dans la gestion quotidienne des opérations, des finances et des équipes sur place.

Responsabilités Clés

Relations Locataires (Communication/Service): Gérer toute la communication avec les locataires, répondre aux demandes et s'assurer d'un haut niveau de satisfaction et de rétention.
Gestion de la Maintenance et des Opérations: Superviser et coordonner toutes les réparations, l'entretien préventif et les projets de rénovation. Assurer la conformité des propriétés aux normes de sécurité et de qualité.
Gestion Financière (Recouvrement): Assurer le recouvrement des loyers en temps opportun et gérer les comptes débiteurs. Établir et maintenir des procédures de recouvrement efficaces.
Gestion des Ressources Humaines: Recruter, former et superviser une équipe d'entretien et de conciergerie (gardiens). Gérer les horaires, les tâches et les performances de l'équipe sur place. Le titulaire du poste aura la responsabilité complète de ces équipes et des propriétés.
Affaires Légales (TAL/Régie): Gérer les dossiers d'audiences, les avis d'éviction et toute autre procédure légale avec le Tribunal administratif du logement (TAL, anciennement Régie du logement).
Budget et Rapports: Contribuer à l'élaboration du budget annuel et fournir des rapports réguliers et précis sur l'état des unités et les indicateurs de performance clés (KPIs).

Exigences et Compétences

Expérience Confirmée : Minimum de trois (3) années d'expérience en gestion immobilière résidentielle, de préférence avec un grand nombre d'unités.
Connaissance du TAL: Excellente compréhension des lois et réglementations du Tribunal administratif du logement du Québec.
Leadership et Autonomie: Capacité prouvée à diriger une équipe, à prendre des décisions et à gérer un portefeuille de manière entièrement autonome.
Langues: Bilinguisme (français et anglais) essentiel.

Job Title: Experienced Property Manager – 250 Unit Portfolio

We are seeking an Experienced Property Manager with exceptional organizational and leadership skills to take complete ownership of a 250-unit residential portfolio in the Greater Montreal Area. The successful candidate will demonstrate strong autonomy in managing the daily operational, financial, and team responsibilities.

Key Responsibilities

Tenant Relations & Communication: Manage all tenant communication, respond to inquiries promptly, and ensure high tenant satisfaction and retention.
Maintenance & Operations: Oversee and coordinate all repairs, preventative maintenance, and renovation projects. Ensure properties comply with all safety and quality standards.
Financial & Collections: Ensure timely rent collection and manage accounts receivable. Implement and maintain effective collection procedures.
Team Leadership & Management: Recruit, train, and supervise the on-site maintenance and janitorial staff (concierges). Manage staff schedules, assignments, and performance. This role holds full responsibility for the team and the overall property operations.
Legal Affairs (TAL/Régie): Handle all required legal files, eviction notices, and legal proceedings with the Tribunal administratif du logement (TAL, formerly Régie du logement).
Budgeting & Reporting: Contribute to the annual budget development and provide accurate, regular reports on unit status and key performance indicators (KPIs).

Requirements and Qualifications

Proven Experience: Minimum of three (3) years of experience in residential property management, preferably managing a high volume of units.
TAL Knowledge: Excellent understanding of the laws and regulations governed by the Québec Rental Board (Tribunal administratif du logement).
Leadership & Autonomy: Proven ability to lead a team, make independent decisions, and manage a portfolio with full autonomy.
Languages: Bilingualism (French and English) is essential.

Rémunération : 65 000,00$ à 75 000,00$ par an
