Position Overview:
The Senior Property Accountant plays a key role in overseeing the full-cycle accounting and financial reporting for a diversified portfolio of commercial and residential properties. Reporting to the Accounting Manager, this new position provides meaningful financial analysis and operational support to help drive asset performance and informed business decisions. The role is responsible for ensuring accuracy, compliance, and strong internal controls while contributing to the continuous improvement and scalability of accounting processes. Working closely with operations and leadership teams, the Senior Property Accountant serves as a trusted financial partner across the portfolio.
Key Responsibilities
- Prepare and analyze monthly financial statements for a diversified portfolio of commercial and residential properties
- Complete monthly close activities, including balance sheet reconciliations, journal entries, and supporting working papers
- Perform variance analysis and provide meaningful financial commentary and insights to leadership
- Monitor portfolio performance, cash flow, operating costs, and key financial metrics to support business decisions
- Prepare owner draw calculations, funding flows, and owner/investor reporting packages
- Review and interpret commercial leases to ensure accurate tenant billing, rent escalations, and recovery calculations
- Calculate and reconcile CAM and property tax recoveries, including annual adjustments and audit support documentation
- Support budgeting and forecasting processes, including expense management and financial planning initiatives
- Partner closely with Property Managers and operational teams to support asset performance and cost control
- Coordinate audit preparation activities, year-end financial statements, and responses to auditor requests
- Perform bank reconciliations and maintain the integrity and accuracy of the general ledger across multiple entities
- Prepare HST filings and support regulatory and compliance reporting requirements
- Assist with onboarding and financial integration of new properties and acquisitions
- Identify opportunities to improve accounting processes, workflows, systems, and internal controls
- Support the optimization and effective use of Yardi and other financial systems
- Maintain organized financial records and contribute to continuous improvement initiatives across the Finance team
- Provide recommendations and insights to leadership based on financial analysis, trends, and portfolio performance
- Participate in team initiatives and perform additional duties as required to support business operations
Qualifications & Skills
- Degree in Accounting, Finance, or a related field
- CPA designation completed or in progress is considered an asset
- 10+ years of progressive property accounting experience within the real estate industry
- Experience managing multi-entity and portfolio-based accounting
- Strong knowledge of financial reporting, reconciliations, budgeting, forecasting, and variance analysis
- Experience with commercial and residential property accounting, including CAM and tax recoveries
- Proficiency with Yardi or similar ERP/property accounting systems
- Experience with HST filings and regulatory compliance requirements
- Advanced Excel skills and strong analytical and problem-solving abilities
- High attention to detail with the ability to manage multiple priorities and deadlines
- Strong communication and interpersonal skills with a collaborative approach
- Experience supporting audits, year-end processes, and internal controls
