University of Calgary Properties Group Ltd. (UCPG) is seeking a Senior Building Operator to join our Operations team. Reporting to the Manager, Operations, this lead technical role is responsible for the safe, compliant, and efficient operation and maintenance of building systems across UCPG’s mixed-use retail and office portfolio. The Senior Building Operator serves as the first point of escalation for complex operational issues, provides informal leadership to Building Operators, and supports contractor coordination, safety compliance, and continuous improvement initiatives.
WHAT YOU’LL BE DOING
In this role, you will play a critical part in ensuring reliable building performance, tenant comfort, and regulatory compliance across the portfolio. You will combine hands-on technical work with leadership, coaching, and coordination responsibilities.
Primary responsibilities include:
· Act as the technical liaison between building operators and management on high-impact maintenance, safety, and operational matters
· Lead daily mechanical checks and detailed building inspections, identifying deficiencies and ensuring timely resolution
· Perform advanced troubleshooting, diagnostics, and repairs on HVAC, mechanical, plumbing, electrical, and life-safety systems
· Monitor and manage Building Automation/Management Systems (BAS/BMS), responding to alarms and optimizing system performance
· Coordinate and maintain preventative maintenance programs and work order documentation using Yardi
· Serve as the first point of technical escalation for complex tenant service requests and critical system issues
· Perform and document building rounds, including water treatment testing for boilers, cooling towers, and domestic water systems
· Coordinate life-safety inspections, testing, corrective actions, and compliance documentation
· Provide coaching, technical guidance, and informal training to Building Operators
· Oversee on-site contractor activities, ensuring safety, quality, and adherence to scope of work
· Gather contractor quotes, support RFP processes, and provide technical recommendations
· Participate in on-call rotation, emergency response, incident management, and emergency preparedness drills
· Identify and recommend system improvements, energy-efficiency initiatives, and SOP updates
· Promote and reinforce health, safety, and regulatory compliance; participate on the Health & Safety Committee
· Other duties and projects as assigned in support of building operations
WHAT YOU BRING
The successful candidate will possess the following qualifications and skills:
Education and Certifications:
· Valid 4th Class Power Engineering Certificate preferred. Minimum requirement of a valid 5th Class Power Engineering Certificate or equivalent experience and/or certification aligned with operational requirements
Experience:
· Minimum seven (7) years of progressive experience in building operations or related technical roles
· Advanced technical expertise in HVAC, mechanical, plumbing, electrical, and life-safety systems
· Strong proficiency with BAS and preventative maintenance systems (e.g., Siemens Desigo, JCI Metasys, Trane, Yardi)
· Experience with water treatment testing and chemical handling
· Demonstrated ability to mentor and support building operators
· Solid understanding of OH&S regulations, hazard identification, and incident response
· Proven ability to remain calm, decisive, and effective during emergencies
