GS Homes Ltd. is a leading land development and residential construction company committed to delivering high-quality communities throughout Manitoba. We are seeking an experienced, detail-oriented Purchasing Agent / Construction Estimator to join our growing team. This position is ideal for an individual with strong Canadian residential construction experience who excels in purchasing, estimating, vendor negotiations, and construction administration.

Position Summary

The Purchasing Agent / Construction Estimator is responsible for managing the procurement process, preparing construction estimates, coordinating with suppliers and subcontractors, and ensuring materials and services are delivered on time and within budget. This role requires extensive knowledge of Canadian residential construction practices and the ability to interpret construction drawings accurately.

The successful candidate will work closely with the Construction Manager, Project Managers, Site Supervisors, and accounting team to ensure efficient project execution.

Key ResponsibilitiesPurchasing & Procurement

Prepare and issue Purchase Orders (POs) accurately and in a timely manner.
Source and evaluate suppliers and subcontractors.
Negotiate pricing, payment terms, delivery schedules, warranties, and service agreements.
Develop and maintain strong relationships with vendors and subcontractors.
Obtain multiple quotations and analyze pricing to maximize value.
Monitor supplier performance, quality, and delivery timelines.
Coordinate material deliveries to ensure projects remain on schedule.
Maintain purchasing records and documentation.

Estimating

Prepare quantity take-offs from architectural, structural, civil, and mechanical drawings.
Develop detailed cost estimates for residential construction projects.
Review construction drawings and specifications for completeness.
Solicit and evaluate subcontractor quotations.
Analyze labour, material, equipment, and subcontract costs.
Assist in preparing project budgets and cost comparisons.
Support value engineering initiatives to improve project profitability.

Construction Administration

Review construction drawings in detail before purchasing.
Coordinate with Project Managers and Site Supervisors regarding material requirements.
Verify specifications, finishes, and product selections before procurement.
Assist with change orders and pricing revisions.
Track project budgets and identify cost-saving opportunities.
Maintain accurate procurement and estimating databases.

Required Qualifications

Minimum 3 years of Canadian residential construction experience (required).
Minimum 3 years of experience working in a Canadian construction office.
Strong understanding of residential construction methods and sequencing.
Proven experience preparing Purchase Orders.
Proven experience negotiating pricing, supplier contracts, payment terms, and delivery schedules.
Experience communicating with suppliers, subcontractors, and trades.
Ability to interpret construction drawings and specifications independently.
Excellent organizational and time-management skills.
Strong analytical and problem-solving abilities.
High level of accuracy and attention to detail.
Excellent verbal and written communication skills.
Valid driver's licence.

Software Requirements

Experience with the following software is required or considered a strong asset:

Bluebeam Revu (preferred)
Construction estimating software
PDF mark-up software

Preferred Qualifications

Ability to complete quantity take-offs using AutoCAD drawings.
Experience using Buildertrend for purchasing and project management.
Experience using Bluebeam for digital take-offs and markups.
Knowledge of Manitoba Building Code and local construction practices.
Experience working with production home builders is considered a strong asset.
