We have an opportunity for a Building Services Supervisor.
POSITION SUMMARY:
The Building Services Supervisor is accountable to the Sr. Facilities Engineering Manager. Building Services Supervisor oversees day‑to‑day facility operations within an industrial manufacturing environment. This role ensures all building systems, safety systems, security infrastructure, service vendors, and support programs operate reliably and in compliance with all regulatory requirements.
Key responsibilities include maintenance operations, fire and security systems, housekeeping and custodial oversight, garment/uniform services, and management of multiple parking lots with defined access controls and usage rules.
PRIMARY DUTIES AND RESPONSIBILITIES:
- Oversee daily building operations including HVAC, mechanical systems, electrical distribution, compressed air systems, industrial ventilation, and plumbing – external to core GMP operations.
- Ensures all aspects of the maintenance, cleanliness, housekeeping, fit and finish of buildings.
- Manage preventive and predictive maintenance programs to reduce downtime and extend equipment life.
- Conduct routine facility inspections to identify hazards, deficiencies, and opportunities for improvement.
- Continuously monitor system performance, alarms, and operational data, requiring sustained attention and rapid interpretation to prevent system failures.
- Perform complex troubleshooting that integrates mechanical, electrical, and security system knowledge to diagnose root causes and implement corrective actions under time pressure.
- Manage and maintain all facility security systems including:
- Access control platforms and badge systems
- CCTV networks and monitoring devices
- Intrusion detection systems
- Visitor management systems
- Ensure proper credentialing of employees, contractors, and temporary staff.
- Oversee coordination with security vendors, monitoring services, and corporate security.
- Develop and enforce facility security policies and emergency response procedures.
- Oversee maintenance and inspections of fire protection systems:
- Fire alarms and detection systems
- Sprinkler systems (wet, dry, pre‑action)
- Fire pumps
- Emergency lighting and exit signage
- Fire extinguishers and suppression equipment
- Ensure compliance with NFPA standards, OSHA regulations, and local fire codes.
- Coordinate annual inspections as needed.
- Lead emergency preparedness activities including evacuation drills, hazard response, and documentation.
- Make timely operational decisions during security incidents, fire system alerts, or safety concerns, requiring immediate judgment and prioritization of risks.
- Interpret regulatory requirements and apply them to real‑time operational scenarios where guidelines may be non‑prescriptive, requiring advanced judgment.
- Manage workspace allocation for offices, production support areas, locker rooms, conference spaces, and other work environments.
- Oversee day‑to‑day administration of seating plans, workspace changes, departmental moves, and reassignments.
- Maintain accurate space utilization data, mapping, and occupancy records.
- Coordinate with IT, HR, Operations, and EHS for workspace changes involving equipment, safety considerations, and personnel moves.
- Ensure workspace configuration supports operational needs, ergonomics, and safety requirements.
- Monitor space availability and support planning for future departmental growth or reorganization.
- Analyze space utilization trends and develop short‑ and long‑term planning recommendations, requiring strategic thinking and forecasting.
- Manage operations of employee, visitor, contractor, parking areas.
- Oversee access control systems for parking (gates, RFID, cameras).
- Administer parking permits, assignments, and enforcement rules.
- Ensure proper lighting, security camera coverage, snow removal, sweeping, signage, and general maintenance.
- Address traffic flow, congestion points, and parking behavior concerns.
- Resolve site logistics issues that require balancing safety, operational flow, and stakeholder needs under time‑sensitive conditions.
- Oversee outsourced custodial and housekeeping providers to ensure: Daily and periodic cleaning is performed to manufacturing standards; Production support areas meet cleanliness and hygiene requirements; Restrooms, break rooms, and office spaces are well‑maintained; Conduct quality checks and ensure service-level agreements (SLAs) are met consistently.
- Manage third-party garment and uniform service providers to ensure:
- Employees receive correct uniform types and quantities
- Garments meet cleanliness and safety specifications
- Inventory levels are maintained and rotations occur on schedule
- Resolve service issues and monitor vendor performance.
- Manage relationships with service providers for; Custodial and housekeeping; Security system support; Fire/life‑safety inspections; Garment management; Mechanical, electrical, and plumbing services; landscaping services
- Ensure vendors follow site safety rules, sign in/out procedures, and work permit requirements.
- Evaluate vendor performance and service reports to identify risks, non‑conformances, and required corrective actions
- Review and approve vendor invoices, service logs, and compliance documentation.
- Manage operating budgets related to building services, maintenance programs, and vendor contracts.
- Track and manage expenses, monitor cost drivers, and identify efficiency opportunities.
- Maintain documentation including maintenance records, inspection logs, compliance files, and service reports.
- Analyze cost trends and operational data to support decision‑making and long‑term planning.
- Work closely with Operations, EHS, Quality, IT, and Production teams to support facility needs.
- Coordinate resolution of cross‑functional issues requiring integration of diverse technical inputs and balancing of competing priorities.
- Supervise building maintenance technicians and coordinate with outside contractors.
- Manages the performance and development of all direct reports. In conjunction with the Human Resources Department and the Director of Engineering, conducts Employee Relations activities (such as: completion of employee performance reviews, carrying out performance improvement initiatives and guiding employee improvement action plans, recommend and administer disciplinary action, and guide conflict resolution by investigating employee complaints and initiating suitable resolution).
- Provide real‑time guidance during complex or high‑risk tasks, requiring advanced technical judgment and situational awareness.
- Lead escalations involving safety, security, or operational disruptions, requiring immediate decision‑making with significant consequences
- Promote a proactive, safety‑focused culture aligned with industrial operational requirements.
- Ensures compliance with GMP guidelines and ensuring that all GMPs and SOPs are followed.
- Supervise workers to ensure adherence to OH&S legal requirements, written procedures, and safety measures, equipment, devices and clothing required by Novocol. Communicate safety hazards and controls to prevent occupational injury and illness.
- Leads, directs, evaluates, and develops a team in accordance with the companies Mission, Vision and Values Statements, policies, and current standard business practices
- Performs other related duties as required.
BASIC REQUIREMENTS:
Education
- Bachelor’s degree in Facilities Management, Engineering, Industrial Technology, Business Administration, or related field.
Experience
- 5+ years of experience in facility management, building services, industrial maintenance
- Experience managing security, fire protection, and life‑safety systems in a regulated industrial setting.
Competencies
- Strong communication skills and proven skills in working with external suppliers, contractors and internal customers
- Strong leadership skills with the ability to coach, and develop staff, as well as work within cross-functional teams.
- Demonstrated experience guiding conflict resolution and facilitating employee relations activities.
- Effective communication skills, both written and oral.
- Proven knowledge of Health and Safety legislation and other Employment related legislation such as the Employment Standards Act.
- Proven analytical and problem solving skills with the ability to make sound business decisions.

Compensation
Starting at approximately $113,000.00 CAD with opportunity for increase based on qualifications and experience. Total rewards include comprehensive benefits, bonus eligibility, and professional development support.
